ACCOMMODATION BOOKING & CANCELLATION POLICY
- We kindly ask for a deposit of 50% of the total be paid upon confirmation of booking and we must receive the balance 8 weeks prior to your arrival. If the balance of any rental is not paid by the due date, the booking will be treated as cancelled.
- The reservation is only confirmed when you have paid a deposit of 50% of the total cost. For bookings made less than 8 weeks in advance, the total amount is payable on booking.
- Cancellation Period policy is 8 weeks prior to date of arrival to provide us with an opportunity to resell the property.
- An advance payment in full may be taken for large groups / multiple properties or long term stays and a longer Cancellation Period will apply.
- We understand that there may be occasions where you need to cancel your booking. Cancellations made within 8 weeks will be subject to full payment.
- Where a cancellation occurs we reserve the right to retain any booking deposit and /or balance payment unless the property is relet.
- If you need to cancel, please let us know ASAP so we can re-advertise the property and if we are able to re-book, we can refund you.
- We strongly advise that guests take out a travel insurance policy which covers booking cancellations. This is available at very affordable rates and gives you the peace of mind that you will get your money back if you need to cancel your holiday.
ARRIVAL & DEPARTURE
- Guests are welcome to check-in from 4:00pm. If, on occasion it is possible that you can check in a little earlier we will let you know nearer to the date of check in.
- In order that the property can be thoroughly cleaned and prepared for the next arrival, departure time is 10:00am – Departure time must be strictly observed, our cleaners will arrive onsite at 10am so please make sure all of your belongings are no longer in the property and they have full access at that time. We ask for your understanding with this as all good things take time!
DAMAGES DEPOSIT
- If you booked directly with us, we will hold a card on file. We require the lead guest to pay compensation in the event of any damage/loss. You are responsible for all guests staying at the accommodation and the things they do (and do not do).
- You are responsible for and agree to reimburse to us all costs incurred by us as a result of any breakage or damage in or to the accommodation which is caused by you or any members of your party or any other persons invited into the accommodation by you. We can ask for an extra payment from you to cover any such costs.
BREAKAGES AND DAMAGES
- If any significant damage or breakages happen during your stay you will be held responsible and liable to a charge equal to the value of damage. We understand that accidents happen and we ask that any breakages or damage be reported during your stay before check out. Failure to report damage found during your stay may result in your card being charged.
- We reserve the right to charge for excessive cleaning where the cottage has been left in an unacceptable condition.
- Please leave the property as you find it. We expect the accommodation to be left in a reasonably clean and tidy state on departure. This includes ensuring all dishes and kitchenware used are washed in the dishwasher or handwashed, following our bin and recycling instructions and removing other personal items brought with you from the property. You are responsible for the property and we ask you to take all reasonable care of its furniture, pictures, fittings and effects, in or on the property. We expect you to leave them in the same state of repair and leave the cottage in a tidy condition upon check out. If, in our opinion, additional cleaning is required, you will be liable to us for the cost of this cleaning
- Glass cannot be disposed of in our recycling bins. Guests must take all cans and bottles with them on departure – there is a local recycling point situated 8 minutes drive away from Clonalis and is open Friday, Saturday and Monday 8am – 1pm & 1.30pm – 4pm.
- Our cottages use a septic tank system and we therefore ask that our guests do not dispose of any sanitary items, baby or wet wipes, inside the property’s toilets. Only toilet paper may be thrown inside toilets on the property. Damage incurred from disposing of anything other than toilet paper inside the property’s toilets will be charged.

CODE OF CONDUCT
- It is important that all of our Guests at Clonalis House Estate enjoy their stay to their utmost and we therefore ask that you be respectful to your neighbours. Please keep noise levels at a low / considerate level for your neighbours. No loud music is permitted indoors or in the outdoor common areas.
- Guests agree to not act in any way which would cause disturbance to other guests or nearby residents. In exceptional circumstances we reserve the right to ask a party to leave if there is repeated noise and a request to keep things tranquil is ignored.
- Failure to adhere to respect your neighbours will be deemed as a breach of contract and therefore no refund will be payable.
CHILDREN
- Whilst visiting Clonalis House Estate (the “Estate”) guests must accept responsibility for the safety of their children at all times. All children (a person under 16 years of age) must be accompanied and supervised by an adult at all times.
- You must take particular care when around the river on the Estate. Please also be mindful that there is a working farm.
OCCUPANCY
- The number of persons occupying the property must not exceed the maximum number stated per cottage on the booking. If we find that more people than agreed are using the property, this will be considered a breach of contract and you and your party will be asked to leave immediately without any refund and we will be under no obligation to find any alternative accommodation for you.
- If you wish to hold any function or celebrations exceeding the occupancy limit, you must first obtain written permission from us. If permission is granted, an additional charge may be required.
- We do not accept bookings from any person aged under 18 or large groups without prior communication.
- You may not transfer your booking to any other person or party without our written prior consent.
CARE OF THE PROPERTY & THE ENVIRONMENT
To help us protect the cottages, we ask that guests please do not:
- Use tape, bluetack or any other adhesives to fix decorations to walls, furniture or light fittings during your stay.
- Take or remove any of our personal belongings, fixtures or fittings from the cottages. If you move any furniture around during your stay, please move it back to where you found it prior to your departure.
- Should any theft from the property occur by guests during their stay, guests are fully liable and will be charged in full to cover the costs incurred. We ask that you leave the property secure if you leave it unoccupied during the period of let.
SMOKING
- All of our properties are Non-Smoking and Non-Vaping. It is strictly prohibited to smoke or vape inside the Cottages. Any pollution or damage as a result of smoking / vaping will result in an additional charge to ensure the cottage is returned to a satisfactory standard.
- Smoking outside the cottages is permitted but guests are responsible for the safe and tidy disposal of their cigarette butts. Please do not litter the surrounding area.
- While smoking outside, please ensure that it is away from other guests.
STOLEN PROPERTY
- You are responsible for your property including your car whilst you are staying at Clonalis House Estate and we do not accept any responsibility for your personal effects.
LOST PROPERTY
- We are happy to post any lost / forgotten property back to guests but postage and packaging will be charged. Clonalis House Estate will not be liable for any lost property.
LIABILITY
- Clonalis House Estate accepts no responsibility for injury incurred anywhere on the site. Clonalis House Estate holds no responsibility for drowning, injury, loss or illness.
FARM SAFETY
- All farm buildings including stables are strictly off bounds.
- Guests are responsible for their own safety whilst on the Estate.
- Guests are not permitted to walk in the fields on the Estate. You must keep to all walking tracks / paved road ways at all times and please obey all signs.
- Be aware of large moving farm vehicles such as tractors. They often cannot see you. Please keep out of their way and do not stand in the way of a farm vehicle.
- Guests are responsible for their dog’s behaviour whilst staying on the Estate. As there is livestock on the farm, dogs must be on a lead at all times and are not permitted in the fields on the Estate.
- We will not accept liability for any accident, loss or damage to you, your dog or your property whilst you are on the Estate.
FIRE SAFETY
- Negligence: Any lit candles or fires must not be left unattended.
Guests will be held responsible for any fire, damage or alteration to the Cottages caused by negligence. Please do not leave anything on or rested against the wood burners. Please ensure the stove doors are fully closed. - No fireworks or bonfires are permitted in any area of the property or accommodation.

In the case of a fire alarm, guests must:
- Leave the building immediately.
- Once safe, call 999.
- Not re-enter the building unless authorised to do so by a member of our team or the fire service.
HOT WATER BOTTLES
- When filling your hot water bottle, do not use boiling water. Hold the bottle by the neck in an upright position and fill slowly to avoid water splashing back. Only fill to a maximum of two thirds capacity. Always expel air from the bottle by lowering it carefully onto a flat surface until the water appears at the opening. Screw the stopper sufficiently tight to ensure there is no leakage. Hot water bottles should always be filled by a responsible adult.
- DO NOT sit, lie on top of or put excess pressure on your hot water bottle. Only use a hot water bottle to warm up your bed. Take it out before you get in. Hot water bottles can be dangerous and cause burns if they are not filled, or used properly. COMMERCIAL ACTIVITIES
- Guests must not use our properties for commercial activities, including photoshoots without prior consent. You are not permitted to allow contracted external providers of services (including but not limited to caterers, yoga teachers, masseurs, entertainers, musicians etc) without prior consent.
You are not permitted to hire external items such as inflatables, hot tubs, pools, trampolines or similar.
CANCELLATION BY CLONALIS HOUSE ESTATE
- The Clonalis House Estate will endeavour to make sure that the property you have chosen is available for the dates contracted. In the very unlikely event that the property becomes unavailable and Clonalis House Estate has to cancel the booking, we will endeavour to find you a suitable alternative date.
- If there is nothing available, we will give you a full refund. We shall only be liable to return the monies received. No compensation or consequential losses shall be paid. We are not liable for travel costs or similar. We advise you to obtain your own holiday insurance to cover any unfortunate or unforeseen circumstances. They will reimburse you for the rent paid, or the balance of rent due, so that you suffer no financial loss.
- If for any reason beyond the owner’s control (e.g. fire damage) the property is not available on the date booked (but not limited to rules or lockdowns issued by the government), all deposits and rental down payments will be refunded in full but the clients shall have no further claim.

- In the first instance of a complaint please speak to us directly either in person or call us on +353 94 9620014 so we can resolve your problem before you check out. Please note, complaints received after 3 days from the end of your stay cannot be reliably investigated.
